Kingsway Student Accommodation

Project description

22 Kingsway is a 1960s office building located in Holborn, London, WC2B 6LE. The building was approved to be converted into student accommodation. The scheme will deliver 360 student bedrooms, two ground-floor retail units, various sustainable enhancements and a landscaped rooftop terrace. The development includes the removal of the existing roof slab, replacement of the 8th floor structure, and a two-storey upward extension.

Interspan Aquila were engaged to carry out various non-destructive testing (NDT) works across the building substructure and superstructure to assist the structural engineer in determining the existing concrete element’s reinforcement details.

AQUILA’s contribution

A ground-penetrating radar (GPR), GP8800, and a cover meter, Profometer PM8000, was used on this project to collect the imaging of reinforcement in the concrete and collect cover and diameter estimation data in 50 locations.A“digital twin”was created on the INSPECT software platform. As NDT investigation works were carried out on site,“spots”were created on the digital twin to record observations and photographs.

Augmented Reality visualisation of reinforcement, revealing beam construction details that were previously unknown.

Non-destructive testing data was transmitted directly from the NDT equipment to the INSPECT software. After data interpretation of the data collected, key information obtained from the NDT data was then input into the relevant spots and reported to the client within 2 days.

Our process

GPR cross-section view of previously unknown steel wire mesh pushed between structural reinforcement.

3D GPR data showing previously unknown twisted rebar type in floor slabs.

GPR time slice data showing an RC beam rather than concrete encase steel I-beams as previously thought by the client.
